Council Member Ryan,

 

Historically the success of any significant commercial in that area was tied to the future of the Carolina North project. Without that capacity and potential for density there is some concern that commercial would struggle in this spot. I have asked staff to get me a cost estimate on a quick review of the current and future known conditions in that area and how they may affect commercial here.

Hi Maurice:

 

Just following up – I’m still getting requests from some of the Aura neighbors trying to understand whether the rapidly diminishing Aura commercial component is just a rational response to the market, or if the town can reasonably ask for more. Dan Jewell in the traffic meeting last week is selling this as an area destination spot, but it looks like there’s not enough commercial here to support that.

I just got off a call with some Huntington residents to talk about Aura.  One of the things they’d like to see – and I agree – would be some more commercial on the site. Earlier iterations had both corner buildings as commercial, and now we’ve just got one.

 

I’m sure part of the issue is how to park commercial, but some must be economics. Is there someone (Dwight, David Loebe) who could help Council determine what a reasonable commercial ask would be?
