Maurice, 

The analysis didn't mention anything related to gym, restaurant or other experience-based retail. The analysis is mainly focused on car-driven retails, but this site is within proximity to many pedestrian clusters (BRT stop, church, YMCA, senior community, schools, library, several apartment complexes...).

Can you specifically ask information related to bike/ped-driven commerce potential of the site?
